For East Byermoor Guest House
Introduction
East Byermoor Guest House is located in beautiful countryside, overlooking Gibside Estate and the Derwent Valley and yet is within a few minutes of the MetroCentre,cultural/music venues and the region's centres of commerce. The house, a former farm house, is almost 300 years old and whilst we aim to cater for the needs of all of our guests, access is limited to one bedroom, located on the ground floor, for those with limited mobility.
Pre-Arrival
- We are located on Fellside Road, a busy road between the two villages of Whickham and Burnopfield. There is a footpath to the nearest public house which is less than 1/2 mile toward Whickham.

Arrival & Car Parking Facilities
- We have ample parking in marked bays for more than 12 cars.
- The parking area is flat and the surface is gravel and brick.
- Assistance can be given to bring in luggage.
- Check in time is between 5 and 7 pm but can be changed to suit guests if we are notified in advance so we can make sure we are available to welcome new arrivals.
- The parking area is well lit with security lighting.
Main Entrance & Reception
- The front door is the main entrance and is on a level with the parking area.
- There is no reception as such entrance is straight into our tearoom/breakfast room where there is ample seating.
- Guests will always be welcomed at the front door and taken through to our sitting room which has a sofa and coffee table where registration can take place.
- The flooring is slate leading onto laminate then onto carpet in the hallway.
- A bell is provided in the sitting room which will alert us if assistance is required at any time.
Public Areas - General (Internal)
- Laminate flooring in sitting room. Slate flooring in breakfast room.
- Carpet in the hallway and bedrooms and ceramic tiling in all bathrooms.
- One bedroom is on the ground floor which is on a level with entrance and sitting room.
- A carpeted staircase leads up to a further 4 bedrooms.
Public Areas - WC
- There is one public WC which located off the sitting room.
- All bedrooms have en-suite facilities.
Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
- Breakfast is served in the Breakfast Room which doubles as one of the 2 tearooms during the day.
- There is ample natural light with several windows providing stunning views across the Derwent Valley and also onto our garden.
- Ample artificial light and heat is also provided to keep the room pleasantly warm and lit.
- 5 small wood tables and 1 larger circular wood table are provided and seating can be moved to accommodate walking aids or wheel chair.
- The entire establishment is non-smoking.
- The tea rooms are open during the day and we can provide anything from morning coffee, through light lunches to afternoon tea and cakes.
Guesthouse and tearooms are licensed to sell alcohol.
- Waitress service at all times.
- Allergies and special dietary requirements can be catered for given plenty of notice.
- A highchair is provided for young children.
- Picnic tables and ample outside seating areas are provided

- Local company can pick up and return laundered items of clothing.
Shop
- Several shops nearby for everyday provisions, and the MetroCentre is less than 5 miles. Newcastle city centre is 7 miles.
Treatment room/s
- Holistic Therapy Room on-site on the ground floor (laminate flooring). A leaflet giving details can be requested.
Leisure Facilities
- 2 Swimming pools locally and several more slightly further afield.
- Horse Riding less than 1 mile away.
- Fishing approximately 5 miles.
- Golf 10 minute walk to Golf Club. The course itself is just over the road from the guest house.
Outdoor Facilities
Seating is provided all around the garden, which offer panoramic views over the surrounding countryside.

Bedrooms
- Only one bedroom suitable for 'ambulant' wheelchair users, this is situated on the ground floor. This is a twin bedded room so would be suitable for a guest with a companion/carer.
- Non feather duvets and pillows can be provided on request in any of the rooms.
- The ground floor room (Garden Room) is the most suitable room for anyone with any mobility problems or other disabilities as it is the room nearest our living area so would be the first room we would alert/evacuate in case of emergency. It is the closest room to the emergency door and both the breakfast and sitting rooms. (also to our 'emergency' bell)
- The 'Garden' Room is also the only room in which a dog can be accommodated, as it is close to a door leading into the garden where the animal can be exercised without the need pass through any public/ eating areas.
Bathroom, Shower-room & WC [Ensuite or Shared]
- All bedrooms have ensuite facilities.
- All bathrooms have ceramic tiled floors
Grounds and Gardens
- 1 1/2 acres of grounds/gardens. Mainly laid to lawn with a large wildflower/meadow area which has pathways mown through and round the outside. There are several flower islands which provide colour and interest for most of the year. The area surrounding the front entrance and the Tea Room is the most fragrant with old fashioned roses/pinks and herbs such as Rosemary, Lavender and Thyme.
- Seating is provided throughout the garden, strategically placed to take in the best views over the surrounding countryside.
- Care needs to be taken as the ground is uneven in places, however most of the gardens are wheelchair/pushchair accessible.
Additional Information
- There are several fire extinguishers throughout the building which are maintained to a high standard. We have an up to date fire risk assessment which is checked annually by our local Fire Officer.
- The fire evacuation door is located beside the Garden Room which is the room used by less able bodied guests.
- We would personally alert guest if an evacuation became necessary.
- Mobile networks are generally good in the house and garden.
- Dog bowls etc can be provided.
- Medication etc. can be stored in one of our fridges.
- All radiators have thermostats so temperature can be individually controlled in bedrooms.
